East Coast homes remains of one the most popular choices among home buyers and property investors over the past decade for private residential market.

What is the difference between East Coast of Singapore (District 15 – Katong, Amber Road, Marine Parade, Tanjong Rhu) and West Coast of Singapore (District 5 – South West)?

We reckon that East Coast is now overvalued and overbought while West Coast is undervalued and under appreciated. Let’s analyse the transaction prices below.

Condominium District 15 – Average price per square foot achieved in Sept 2011 was $1300 psf.

Condominium District 5 – Average price per square foot achieved in Sept 2011 was $1100 psf.

That is a difference of $200 psf (18%). Although District 5 total number of transactions pales in comparison to District 15.

Landed (Semi-D) District 15 – Average price per square foot achieved in Sept 2011 was $1000 psf.

Landed (Semi-D) District 5 – Average price per square foot achieved in June 2011 was $550 psf.

That is a whopping difference of $450 psf (81%) !!!
